How does spruced work? Think of spruced as a white-glove general contracting service. Before listing your client’s home on the market, we’ll work with you to identify the work that will have the greatest impact on the sale price. Then, we’ll work with the best service providers in Indy to get the work done quickly and with the highest quality standards. When your client’s home sells, spruced collects payment for that work at closing, with no interest and no hidden fees.
Will you do this for any home? No. In order for us to take on a project, we all need to agree – the seller, the Realtor, and spruced – that the benefit of the work will be more than the cost of the work. If we’re not confident we can deliver on that, we won’t waste your time. We also only work with sellers who have at least 20% equity in their home. This ensures that everyone comes out ahead.
What if the home doesn't sell quickly? We know that’s a possibility, though we strive to make improvements that will make a home ready to sell quickly. In the event that a home hasn’t sold within 180 days of project completion, the homeowner will start making monthly payments toward the cost of the project – with no interest or fees.
What if, after the work is done, the homeowner decides not to sell? That would be a bummer, though our goal is to do such great work that anyone would want to live in the home. In this event, the homeowner would pay spruced directly for the work, either upfront or on a monthly payment plan.
Which service providers do you work with? We have a curated list of the best professionals in the Indy area across painting, flooring, roofing, handymen, and more. Our goal is to hire the best provider who can complete the work on the shortest timeline so that you can get your client’s home listed. However, we’re happy to work with nearly anyone in the event that you or your client have a preferred service provider.
How does spruced get paid? When the homeowner signs the scope of work and contract, they agree to have a mechanic’s lien placed on their home. This just ensures that the title company distributes reimbursement to spruced, in the amount of the project, at closing.
Is there a limit on the size of a project? We don’t have a hard limit on the cost of a project. It’s more important that the homeowner has enough equity in the home (20% + the cost of renovations) and that we’re confident we can produce a positive ROI on the work done.
